All the systems, recently overhauled, are in accordance with the law, as proven by the regular certificate of habitability issued in October 2023 as well as APE certifying the classification of the property in Fascia C.The house consists of:- a large kitchen-living room with an extendable round table and a double sofa bed, equipped with all the appliances listed above as well as a new refrigerator and extractor hood, as well as a toaster and electric kettle- a hallway leading to the bedrooms, in which there is an additional wardrobe for guests' use;- two bathrooms, both equipped with comfortable shower cubicles;- two balconies, one of which is on the internal façade while the other overlooks viale Forlanini.THE ROOMThe room can be used either as a double or a single. It consists of two single beds (90x200 cm, which can be joined to form a double bed), two nightstands, a comfortable 140 cm desk suitable for two study stations, bookshelves, and a spacious wardrobe with drawers and a full-length mirror. The room has a balcony overlooking Viale Forlanini.COSTS: Considering that the rooms can be used either as doubles or singles, the monthly rent amounts to:- €1900 with regard to the entire apartment;- € 475.00 per bed in the case of renting as a double room;- € 800.00 in the case of renting as a single room.The costs of electricity, gas and water are not included (and amount to € 80,00/month for each utility) and are to be shared with the other flat mates.On the other hand, the condominium expenses and the Tari (local tax) are to be considered included.In addition, bed linen and towels as well as table linen and kitchen linen are provided at no extra cost.Also included in the monthly cost is the cleaning of the common areas (bathrooms, dining room, kitchen, floor), which will be carried out twice a month.At the stipulation of the contract, a security deposit will be paid as a guarantee for any damage caused to the flat, which will be returned, subject to verification, at the end of the tenancy.ADMINISTRATIVE COSTS: by administrative costs is meant a contribution for the costs of registering the contract (REGISTRATION TAX AND Stamp Duty).CONTRACT DURATION: minimum 1 month, maximum 6 months.
