Space
Situated on the first floor of a charming building with an elevator, the apartment is on Lungarno Cellini—one of Florence’s most picturesque riverfronts. It’s approximately 1.3 kilometers from Ponte Vecchio, about a 15-minute walk. The area is lively, with numerous restaurants and shops that locals love.
The apartment has been newly renovated with attention to detail, showcasing wooden flooring and high wooden beam ceilings typical of Florentine style. The bright living room features a comfortable sofa bed, a dining table with four chairs, and a large terrace—perfect for unwinding with a Spritz at the end of the day. For your entertainment, the living room is equipped with a television.
The modern kitchen, complete with granite countertops, is fully equipped and includes a dishwasher. The bedroom offers a double bed (160 x 190 cm), a spacious wardrobe, a desk, and a small television for added convenience. Air conditioning is available in each room, and the apartment also provides free Wi-Fi and a washing machine. We ensure thorough sanitation of the apartment between each guest stay.
Access
Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

Neighborhood
The apartment is located in Florence's historic city. "Oltrarno" means "beyond the Arno" and this area stretches along the south bank of the river. Oltrarno is the true essence of Florence: a quiet, green and therefore more relaxed than the other. For this reason many tourists appreciate it more and more. This area is also known as the district councils, famous for its fancy shops, small shops and artisans' studios (particularly furniture and leather): Via Maggio is the antiques center of Florence.
From rural center, in past centuries the Oltrarno became a chic neighborhood where many aristocrats built their palaces and villas. The biggest of these is undoubtedly the Pitti Palace was the residence of the Grand Duke of Tuscany. Nowadays the Pitti Palace hosts many exhibitions and museums, the most important of the city. Other major attractions are Oltrarno the Brancacci Chapel with its magnificent frescoes by Masaccio, Masolino and Filippino Lippi, the Piazzale Michelangelo with its breathtaking view of Florence, the magnificent church of San Miniato (one of the highest points of the city and the best example of Romanesque architecture in Tuscany) and the Ponte Vecchio, with its countless jewelers and goldsmiths. Inside Palazzo Pitti, the formal Boboli Gardens, an outdoor museum of sculptures, some dating back even to the sixteenth and seventeenth centuries.
Finally the Oltrarno is famous for the antiques market in Piazza Santo Spirito (served daily), its cafes and wine bars (Olio & Convivium, Bene Vobis, Caffè degli Artigiani...) And inns that offer dishes of Tuscan cuisine ( Holy Drinker, The 4 Leoni, Osteria del Cinghiale Bianco, The Warehouse...). Those who choose to live in this area will find a wide range of food shops, bakeries, bakers and more.
Getting around
Florence city centre is a ZTL zone which stands for “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red /green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify their need for access in the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.

IMPORTANT NOTICE - PLEASE READ CAREFULLY
Tourist City Tax: A charge of €5.50 per person, per night applies for up to 7 nights. Children under 12 are exempt.
Age Requirement: The primary guest must be over 21 years old and will need to sign a short-term agreement upon arrival for insurance, legal, and fiscal reasons.
Identification: In compliance with Italian Police regulations, all guests must present a valid ID at check-in through a secure link. Failure to do so will result in denied entry.
Long Stays: By Italian law, any stay longer than 30 nights requires a tenancy agreement.
Smoking: Smoking inside the apartment is strictly prohibited.
Pets: Pets are not allowed in the apartment.
Noise: Please refrain from partying or making loud noises. Be considerate of noise levels when entering and leaving the apartment in the evenings and after 11 pm to respect the neighbors.
Visitors: No outside guests are allowed in the apartment without prior written approval, to comply with police regulations.
Cleaning Fee: The final cleaning fee covers general check-out cleaning. Guests are expected to keep the apartment clean and tidy and leave the kitchen in good order (no dirty dishes or leftover garbage). Additional cleaning fees may apply if the apartment is left in poor condition.
Electricity: Italian homes have a limit on electricity usage. Overloading the system may trip the main switch. If this happens, turn off your appliances before resetting the power. The location of the main switch will be shown upon arrival.
Septic System: Only toilet paper should be flushed. Flushing anything else, especially feminine products, may result in damage and additional charges.
Heating: Per the municipality of Florence’s regulations in zone D, heating can only be activated from November 1 to April 15.
Lost Keys: A fee of €100 will be charged for each set of keys that is lost or if you get locked out.
Utilities for Long Stays: For stays exceeding 30 days, the client is responsible for paying all utility bills based on actual consumption at the end of the stay.
The flat is inside the Limited Traffic Zone (ZTL). Ask me all the info you need about parkings!
